Where does the fair-value estimate come from?
We combine HM Land Registry Price Paid Data — actual sold prices from the last 24 months in the same postcode area — with an AI analysis of the listing details (asking price, size, condition, days on market, price reductions, EPC).
How accurate is the Genie Score?
The score reflects how well the asking price stacks up against recent comparable sales. It's a starting point for negotiation, not a formal RICS valuation. We always show a confidence rating so you know how much weight to give it.
Do you share my data with estate agents?
No. Reports are private to you. If you choose to speak to one of our FCA-authorised mortgage advisers, we'll only use your contact details for that purpose.
Is this regulated mortgage advice?
