    The 6-Month Rule Explained

    Most mortgage lenders require you to have owned the property for at least 6 months before they'll consider a remortgage application. This is an industry-wide anti-fraud and anti-money laundering measure. The 6 months typically runs from the completion date of your purchase to the date of your remortgage application.

    Exceptions to the Rule

    Some lenders will consider early remortgages in specific circumstances: property inherited (not purchased), transfer of equity following relationship breakdown, remortgaging to the same lender (product transfer), or where the borrower can demonstrate a legitimate reason for early remortgage.

    What About Day-One Remortgages?

    A small number of specialist lenders offer 'day-one remortgage' products, particularly for properties bought at auction, inherited properties, or cash purchases being refinanced. These products may come with slightly higher rates but provide valuable flexibility.

    Bridging Finance as an Alternative

    If you bought with bridging finance (common for auction purchases), you'll need to remortgage quickly to repay the bridge. Many lenders have specific policies for bridging finance exits, often relaxing the 6-month rule for these situations.
